Drainage and highways

Discussions have been ongoing with the WSCC Highways team and Southern Water regarding the remaining drainage and surfacing works. These discussions have been lengthy and unfortunately this has impacted our target date of completion of end of May 2025. Agreement is now in place as to how to proceed and Owens are on site carrying out the work. The below programme outlines the remaining work, with Owens looking to have completed everything and be off site by end of July 2025:

 

19 May – 30 May

Drain and gully repairs on the remaining section of Sunningdale Road (from the 1st turning down to the temporary access). Areas of the block paving will be lifted to undertake the necessary works and then put back down.

 

19 May – 10 June

Replacement of an existing underground drain pipeline near plots 152 and 162-165  (in the grassed area of the communal landscaped frontage). Work will involve digging a trench to the extent of the underground pipework, breaking out the faulty pipework and replace with new. This will then be backfilled and re-landscaped afterwards. During this period the area where work is taking place will be protected by heras panels and every effort will be made to keep any disruption to a minimum.

 

26 May – 10 June

Drainage and gully repairs to localised areas along The Fairway.

 

4 June – 24 June

Replacement of block paving where required and corrective works to levels of kerbs/drop kerbs etc on Carnoustie Drive

 

26 June – 15 July

Resurfacing of The Fairway. This includes areas previously undertaken by Sunningdale Road that require attention. I will be in touch nearer the time to advise of how this may impact access to properties temporarily and arrangements being put in place to minimise disruption.

 

Alongside the above, remedial work to tactile paving, setts and other paving will take place where necessary across Kingsland Gate between 11 June – 3 July.

 

We do understand there is frustration that this work is not yet complete, but we are committed to ensuring this remedial work is undertaken correctly.

As with before, all areas of excavation will be safety fenced and diversions will be in place where through access cannot be maintained. We ask that you are mindful of these and your safety when walking or driving near the works being carried out.

Whilst Owen Groundworks (formerly known as Trinity Groundworks) will endeavour to ensure access to driveways is maintained during these works, in some circumstances this unfortunately may not be possible. Where this may affect you, Trinity will contact you direct (by letter through your door) and advise of alternative parking arrangements and the period of time you will be affected for and/or arrange to discuss your individual access needs. Every effort will be made to keep any disruption to a minimum.
