As you will have seen over the past few months work has been taking place to provide the final finishes.However, we have recently identified a couple of further drainage issues which we are in the process of addressing:
• a partial blockage and collapsed pipe on the open space at the end of The Fairway near the hammerhead. Work is already underway on this and we anticipate a further 3 weeks is needed.
• a redundant pipe has been identified on The Fairway just after the 2nd access to St Andrews Place and approximately opposite the driveway to 16 The Fairway (plot 72). This pipe serves no purpose but cannot be left in situ. We therefore need to remove the pipe and resurface this area. Whilst the pipe removal can take place whilst keeping the road open, in order to meet the necessary WSCC Highway standards we will need to plane and retarmac a larger stretch of The Fairwayacross the full carriageway. This will unfortunately require a temporary closure of The Fairway from this location for a few hours. We will be in touch to provide a week’s notice of this closure and further details (including traffic management) shortly and apologise for the inconvenience this work may cause.
What happens next?
From January 2026 we will be looking to start the process towards adoption of the drainage and highways. Firstly, we will invite an inspection by Southern Water with a view to sending the drainage into maintenance for 12 months. This is a period where Bellway remain responsible for the drainage at Kingsland Gate should there be any issues and allows Southern Water to know that when they formally adopt the drainage it is in an acceptable condition.
Alongside preparing the drainage for adoption, we will also be arranging for WSCC Highways to visit and sign off the relevant roads/pavements/service strips ready for adoption.
